Buyer Inspection

When you locate what appears to be your dream home, you can keep it from turning into a nightmare with a Buyer’s Home Inspection. From foundation to roof, we inspect all vital components to help assure you of your decision to purchase.

Sellers Inspection

Before selling your home, this pre-listing home inspection will make you aware of any repairs or upgrades that should be addressed prior to the sale.  Taking care of any issues beforehand gives you confidence and peace of mind throughout the sales process and can make the process much smoother and easier. Don’t give a potential buyer a bargaining chip to lower your asking price.

Radon Testing

Radon is the second leading cause of lung cancer in the country. One in 15 homes has a high level of indoor radon. This is a problem you should be concerned with. In fact, the U.S. Surgeon General and the EPA recommend that all homes be tested. Nearly 1 out of every 15 homes in the United States is estimated to have an elevated radon level (4 pCi/L or more). Elevated levels of radon gas have been found in homes right here in Cookeville.

Septic Tank Inspection

A septic tank inspection is highly recommended at the time of purchase or sale of a home. As a company, we have witnessed many new homeowners run into some very serious – extensive – costly issues after purchasing a new home because they failed to get a thorough septic tank inspection done before closing.  This is typically done around the same time as a home inspection.

Water Well Inspection

A well inspection is highly recommended at the time of purchase or sale of a home if the home is connected to well water, or even if the home has a well that may be used as a water supply. This service can be scheduled at the time of a home inspection or as a stand-alone check of your well systems.

Mold Testing

Mold is a byproduct of the breakdown of organic matter, such as plants, wood, and even food and certain beverages. The problem posed to humans by mold is their spores, which can be released into the air and land on damp surfaces indoors, where they will continue to grow, if the conditions are right. Mold growth left unaddressed can quickly spread and result in damage to the structure of a home. More importantly, mold can compromise the respiratory health of susceptible individuals.

HUD Foundation Certificates

If you are selling or buying a manufactured home, then a foundation certification will be required. For all FHA and VA loans, an engineer’s foundation certification is required that states that the home is placed on a permanent foundation that complies with the “HUD Permanent Foundation Guide for Manufactured Homes,” dated 1996 by the US Department of Housing and Urban Development (HUD).

Termite Inspection

Wood-infesting termites and other wood-destructive insects tunnel through the solid wood of the property, resulting in significant structural damage that may be difficult or even costly to repair. We will be offering a WDI Inspection at Cookeville Home Inspection so we can quickly identify signs of an infestation.

Pool/Spa Inspection

Pools, hot tubs, and spas might be beneficial to your house. However, if problems are not addressed promptly, they may end up costing a lot of money. Maintaining your pool or spa regularly and conducting inspections and maintenance can go a long way toward keeping it in good working order. Pool and spa inspections will soon be available
